Residential Lettings Service & Management
Our lettings service is based upon finding a tenant, taking full references and setting up the initial administration between the tenant and the landlord. Our policy is that if we do not find a tenant for the property there is no fee!

FIND TENANT ONLY SERVICE
This service is based upon finding a tenant, taking full references and setting up the initial administration between the tenant and you. Our policy to you is if we do not find you a tenant for the property, we do not take a fee!
Our services include:
- Advice on all aspects of the lettings service and your duties as a landlord from NAEA compliant and experienced staff
- A full description and photography of your property
- Full advertising and marketing of your property on major web portals, on our own website and in our branch
- Erection of a 'To Let' board (where appropriate)
- Organising and undertaking all accompanied viewings with prospective tenants
- Negotiating offers and formulating an agreement on your behalf
- Full referencing of potential tenants, guarantors or companies (if applicable)
- Drawing up and arranging a sign up of the tenancy agreement
- Drawing up of a standing order form between yourself and your tenant
- Collection of the deposit bond and first months rental on your behalf (additional nominal charge of £25 + VAT to hold a deposit bond in our regulated client account and issue a legal deposit protection certificate to both parties)

LETTING AND MANAGEMENT SERVICE
This service is for landlords who do not want to deal with the day-to-day management of their property. Our service is designed to ensure that the tenant liaises solely with ourselves, therefore alleviating any problems that landlords can encounter. Our management department will work hard to maintain and manage your property, collect rental payments on-time and return the property in a condition ready to re-let.
Our services include:
- Advice on all aspects of the lettings service and your duties as a landlord from NAEA compliant and experienced staff
- A full description and photography of your property
- Full advertising and marketing of your property on major web portals, on our own website and in our branch
- Erection of a 'To Let' board (where appropriate)
- Organising and undertaking all accompanied viewings with prospective tenants
- Negotiating offers and formulating an agreement on your behalf
- Full referencing of potential tenants, guarantors or companies (if applicable)
- Drawing up and arranging a sign up of the tenancy agreement
- Arranging and drawing up of a full property inventory and condition report including meter readings (of accessible areas)
- Collecting a deposit bond from your tenant (additional nominal charge of £25 + VAT to hold a deposit bond in our regulated client account and issue a legal deposit protection certificate to both parties)
- Notifying the Council Tax, Water Authorities, Gas Providers and Electricity Providers of the change of occupier and reading the gas and electric meters at the commencement of a tenancy (if applicable)
- Collection of monthly rents from the tenant
- Preparing and sending rent statements outlining monthly income and expenditure
- Issuing rent demands for late payments and notifying you as appropriate of rent arrears
- Conducting a property inspection at regular intervals to ensure compliance by the tenant with the terms of the Tenancy Agreement and providing you with a written report, (initially after the first month and then every recurring 2-3 months)
- Organising the general management of your property which may involve arranging for general repairs or maintenance to be carried out
- A dedicated 24 hours, out of office hours repair number for tenants and landlord convenience
- Conducting a check out report at the end of the tenancy, checked against the original inventory
- Organising the return of the deposit bond to the Tenant and to any other parties should a dispute occur (if applicable)
