Stoneacre Properties are now pleased to offer home owners, full home information packs provided a by an accredited Domestic Energy Assessor (DEA) at competitive prices.

All properties marketed for sale require a Home Information Pack (HIP) by law. HIPs can help prospective buyers decide whether to buy and more importantly speed up the buying process: The documents usually requested by the buyer's solicitors after an offer is accepted are already in place. The HIP is passed on to solicitors or potential buyers by the estate agent (or the owner where there is no agent).

Each HIP must contain the following:-

  • An index of the documents in the pack
  • An energy performance certificate
  • A sale statement
  • A copy of the legal title to the property
  • A local search
  • A drainage and water search
  • For leasehold properties, a copy of the lease and certain other documents

Also for leasehold properties:-

  • A copy of the lease
  • Most recent service charge accounts and receipts
  • Building insurance policy details and payment receipts
  • Regulations made by the landlord or management company not mentioned in the lease
  • Memorandum and articles of the landlord or management company

When are HIPs not required?

Packs are not required for properties that are:
  • Unsafe or unfit for human occupation
  • Due to be demolished
  • Sold without vacant possession
  • Non-residential
  • Used as holiday or seasonal accommodation
  • Mixed use (e.g. a shop and flat above) and being sold as one lot dual use (e.g. a property that can be used for residential and non-residential purposes at the same time such as a guest house)
  • Part of a private sale (where the property is not marketed)
  • Part of the sale of a property portfolio

How long is a pack valid?

The Evidence of title and the searches cannot be over three months old when a property is first marketed. Energy Performance Certificates cannot be more than 3 years old before being included in a HIP.

Who owns the HIP?

The home information Pack will be owned the property owner.
