Lettings Service
Our lettings service is based upon finding a tenant, taking full references and setting up the initial administration between the tenant and the landlord. Our policy is that if we do not find a tenant for the property there is no fee! Our services include:- Advice on all aspects of the lettings service and landlord duties from NAEA trained and experienced staff
- A full description and photography of the property to let
- Full advertising and property marketing on major web portals and in our branch
- Erection of a 'To Let' board where appropriate
- Organising and undertaking all accompanied viewings with prospective tenants
- Negotiating offers through to completion
- Full referencing of potential tenants, guarantors or companies (if applicable)
- Preparing and executing Tenancy Agreements
- Setting up of a standing order between landlord and tenant
- Collection of an initial deposit and first months rental on your behalf
- Collecting a deposit from your tenant which will be held in our regulated clients account (additional nominal charge applicable)
Lettings and Management Service
Our lettings and management service includes:- Advice on all aspects of the lettings service and landlord duties from NAEA trained and experienced staff
- A full description and photography of the property to let
- Full advertising and property marketing on major web portals and in our branch
- Erection of a 'To Let' board where appropriate
- Organising and undertaking all accompanied viewings with prospective tenants
- Negotiating offers through to completion
- Full referencing of potential tenants, guarantors or companies (if applicable)
- Preparing and executing Tenancy Agreements
- Arranging and drawing up of a full property inventory including meter readings (of accessible areas)
- Collecting a deposit from your tenant which will be held in our regulated clients account (additional nominal charge applicable)
- Notifying the Local Council Authority, Water Authority, Gas and Electricity Providers of the change of occupier and reading the supply meters at the commencement of a tenancy (if applicable)
- Collection of monthly rents from the tenant
- Preparing and sending rental statements outlining monthly income and expenditure
- Issuing rent demands for late payments and fully communicating with landlords
- Conducting a property inspection at regular intervals to ensure compliance by the tenant with the terms of the Tenancy Agreement and providing landlords with a written report (initially after the first month and then every recurring 2-3 months)
- Organising the general management of the managed property which may involve arranging for general repairs or maintenance to be carried out
- Conducting a check-out report at the end of the tenancy, checked against the original inventory
- Arranging the return of the deposit bond to the tenant or to any other parties in the event of a dispute
